A few helpful tips for taking listing pictures:
NO PEOPLE OR PETS! I have seen pictures of listings with children, pets, the homeowners and even reflections of the agent in the window or mirrors. That paints a negative picture in Buyer’s minds, mostly with pets and children.
No trashcans inside or outside! How can you paint a picture of lovely curb appeal with a big green trashcan in the driveway? Or a spacious kitchen when the trashcan is front and center because there’s no where else to put it?
Turn on lights, pull back curtains, open blinds, pay attention to the direction the front of the property faces for optimal sunlight. If the property has great nighttime curb appeal, take the photos at night to paint a different picture.
Clutter, piles of laundry, children’s toys strewn about, lots of small appliances on the kitchen counters taking up space – try your best to move these out of the picture.
Make those beds! straighten the pillows out, pay attention to the bottom of the bed as well, how the comforter falls, is the bedskirt even, etc.
and last but not least… Close those toilet lids!!!
